ECF Engineering Consultants was commissioned to review and validate the plumbing infrastructure design for The Foresteria, a proposed 17-story mixed-use development in Lake Park, FL. Our primary responsibilities included: 

  • Sizing of Domestic Water Service – Ensuring supply meets peak and continuous demand per the Florida Building Code (Plumbing 2020). 

  • Sanitary Sewer Design Verification – Confirming waste removal systems accommodate both residential and commercial exhaust loads, per code. 

  • Flow Calculation Review – Producing detailed demand modeling, domestic and waste flow estimates, and population assumptions. 

 

📐 ECF’s Technical Scope 

  1. Domestic Water Service Review 

    • Assessed design intent against Florida Plumbing Code (2020) requirements for maximum demand, simultaneous fixture flow, and minimum pressure. 

    • Provided hydraulic calculations for service pipe, risers, and lateral lines—ensuring adequate pressure throughout all 17 floors. 

  2. Sanitary & Waste Stack Analysis 

    • Calculated domestic sewage production based on anticipated residential units and retail/restaurant fixtures. 

    • Specified appropriate sanitary stack and lateral sizing to prevent performance issues and ensure code compliance. 

  3. Flow Modeling & Assumptions Documentation 

    • Created average, peak, and minimum daily flow estimates alongside expected occupant loading. 

    • Prepared pipe-sizing schedules, detailed assumptions (e.g., fixture units, multipliers), and justification narratives for AHJ review.
