DREXEL SENIOR APARTMENTS_CIRCUIT BREAKER PROJECT PHASE I

🔌 Electrical System Modernization | Drexel Senior Apartments

Client: [Property Management or Owner's Name]

Location: [City, Florida]

Scope: Service Meter Replacement, Main Disconnects, and Panel Upgrades | Occupied Senior Living Facility

Engineer of Record: ECF Engineering Consultants

⚡ Project Overview

ECF Engineering Consultants was engaged to provide comprehensive electrical engineering design services for the modernization of aging electrical infrastructure at Drexel Senior Apartments, a fully occupied senior housing complex. The project involved the full replacement of existing electrical service meters, main shutoff switches, and distribution panels serving individual senior living units.

📐 Engineering Scope

  • Load Analysis & Equipment Evaluation:

ECF began by conducting a thorough assessment of the existing electrical system, including load calculations and condition analysis of panels, risers, disconnects, and metering equipment. Our engineers ensured that all proposed upgrades were properly sized for current and anticipated electrical loads, in compliance with the latest NEC standards.

  • Design of New Service Infrastructure:

The replacement design included new service entrance equipment, tenant sub-panels, main disconnects, and utility-approved metering systems. All components were specified for longevity, safety, and compatibility with FPL or the local utility provider.

  • Phased Installation Plan:

Recognizing the sensitive nature of working in an occupied senior facility, ECF developed a detailed phased implementation strategy to minimize power disruption. The construction documents and specifications emphasized the protection and comfort of elderly residents, eliminating the need for tenant displacement.

✅ Project Value

Benefit

Detail

Resident Safety

Upgraded systems ensure code-compliant, reliable service to senior units.

Operational Continuity

Phased design minimized tenant disruption and eliminated relocation costs.

Future-Ready System

Infrastructure accommodates future load growth and modern appliances.

🏆 Competitive Differentiators

Compared to industry peers, ECF's approach stands out by:

  • Prioritizing Resident Occupancy During Construction – Similar projects by large engineering firms often result in temporary tenant relocation; our design and phasing mitigated that risk entirely.

  • Detailed Load Verification – ECF’s in-house calculations go beyond rule-of-thumb assumptions, ensuring cost-effective system sizing and utility compliance.

  • Code-Forward Design – All plans were developed in alignment with the Florida Building Code and the latest edition of the National Electrical Code (NEC), with added consideration for accessibility and safety.

🔧 Designed With Stakeholders in Mind

Whether you’re a developer seeking cost control, an architect requiring coordinated systems integration, or municipal staff ensuring safe housing standards, ECF delivers engineering solutions that respect both technical rigor and the needs of vulnerable occupants.
