10,000 SF Multi-purpose Facility | Hawthorne, FLEngineer of Record: ECF Engineering Consultants

🏗️ Project Highlights

ECF Engineering served as the Engineer of Record for this 10,000 SF new construction, which includes classrooms, a basketball court, a second-floor fitness center with indoor track, and a commercial kitchen. As architects, developers, or municipal leaders know, such mixed-use buildings demand highly coordinated mechanical, electrical, plumbing, and fire protection systems to meet operational, safety, and sustainability goals.

🔧 Innovative System Designs

  1. Energy-Efficient HVAC with Zoning Flexibility

    • Designed a system using variable air volume (VAV) and zoned control to accommodate varied usage, from peak court events to off-peak classrooms.

    • Employed advanced energy recovery, economizers, and part-load optimization, aligning with industry trends toward predictive HVAC controls and reduced energy consumption (Tec Inc. Engineering).

  2. Smart Electrical Systems with LED & EMS

    • Deployed high-efficiency LED lighting with dimming and occupancy controls to meet classroom, arena, and kitchen needs.

    • Integrated a building-wide Energy Management System (EMS) for centralized monitoring, mirroring best practices used by Signify and Enlighted in campus facilities.

  3. Conservation-minded Plumbing

    • Incorporated an on-site water treatment plant to address off-grid constraints, sized and configured per campground and rural facility guidance (Highland Tank).

    • Used low-flow, dry-type fixtures and an energy-efficient recirculating hot-water loop, aligning with sustainable facility standards.

  4. Self-contained Fire Protection System

    • Designed a fire suppression system fed via a well and storage tank with dedicated fire pumps—meeting NFPA 22 standards (arXiv, Waterworld).

    • Designed for standalone operation outside municipal infrastructure, leveraging vertical storage tanks similar to those used in remote facilities (Waterworld).

📊 Market Position & Competitive Insights

  • Smart Controls & Operational Flexibility

Leading firms emphasize intelligent HVAC and EMS integrations in mixed-use buildings—our design aligns with this market shift toward AI-assisted and occupancy-driven energy optimization (arXiv).

  • Off-Grid Infrastructure Solutions

Compared to urban contractors reliant on municipal services, ECF’s self-contained water and fire protection systems deliver a competitive advantage in remote or rural facilities.

  • Energy & Sustainability Standards

We exceed code-minimum efficiency and water-use criteria with low-flow fixtures, recirculation loops, and EMS, matching expectations from developers pursuing LEED, WELL, or sustainability mandates.
